To mitigate risk, we invest only in properties that produce cash flow as-is, meaning any additional renovations we do are an added bonus and not needed to sustain the property.
We work to keep the loan-to-value ratio as low as possible and, whenever we can, we secure low-interest non-recourse agency debt.
We always underwrite our deals conservatively with a healthy reserve budget in case unexpected surprises come up along the way.
Further, we raise all the funds for capital expenditures up front, so we are not depending on rental income to cover those renovations, and we ensure that every investment has multiple exit strategies.
